What sold fastest: priced right, ready on day one
The four homes that sold at or near full asking price had two things in common. They were priced at the market from the first day, and buyers could move in without a to-do list.
641 Turtleback Drive, Rancho Mirage: under contract in 1 day. This 4-bedroom single-story home had been carefully remodeled by its long-time owners: new shaker cabinets, quartz counters, new flooring and fresh paint, with no HOA. We listed it on July 28 at $374,900, had an accepted full-price offer the next day, and closed on August 12. That’s 15 days from listing to closing. The buyer needed help with closing costs, and because our listing fee is 1%, our sellers had the room to say yes without lowering their price.
6933 Boulder View Street, Tule Springs: under contract in 2 days. An immaculate, move-in-ready 4-bedroom pool home in a gated community, built in 2019. Buyers got 3,078 sq ft, a saltwater pool and spa, a paid-off solar system, a downstairs bedroom suite and a 3-car garage. We listed it on March 26 at $674,900 and had a full-price offer two days later, our highest North Las Vegas sale this year.
1225 Stonesthrow Circle, Sterling Pointe: full price in 39 days. A 4-bedroom single-story home on a cul-de-sac with an updated quartz kitchen and no HOA. Listed at $419,499 in January, a slower month for buyers, it sold for $420,000.
4316 Blushed Meadows Road, Pipers Glen: 99% of asking. A single-story home on a corner lot with RV parking, no HOA, a 4-car garage and solar panels. It sold for $465,000 against a $469,900 asking price.
What took longer, and what changed
Three homes started above what North Las Vegas buyers were willing to pay. The sellers wanted to test a higher number first, so we listed at their price and agreed up front that we would adjust if buyers didn’t respond. All three sold once the price matched the market.

In North Las Vegas this year, the first two weeks matter most. That’s when most buyers see a new listing. Price it right at launch, and you’re more likely to get full price fast. Price it high, and you’ll often end up reducing anyway, after months of mortgage payments, utilities, and showings.
What North Las Vegas buyers are paying for
The highest price per square foot didn’t go to the biggest homes. It went to smaller, updated single-story homes with no HOA: Blushed Meadows at $299 per sq ft and Turtleback at more than $250. The larger homes sold for $191 to $219 per sq ft.
Features that showed up again and again in our fastest sales:
- Single-story floor plans
- No HOA
- Updated kitchens with quartz counters and shaker cabinets
- New flooring and fresh paint
- Extra garage space or RV parking
- A pool (Boulder View)
Who's buying: VA and FHA buyers are a big part of this market
Of our 7 North Las Vegas sales this year, 4 buyers used VA loans and 1 used FHA. With Nellis Air Force Base nearby, North Las Vegas sellers should expect military and first-time buyers.
That matters for two reasons:
- Repairs. VA and FHA appraisers check for basic safety and condition items. Fixing things like peeling paint, broken windows or missing handrails before you list keeps your sale from stalling later.
- Closing costs. These buyers often ask the seller to help with closing costs. Because our listing fee is 1%, our sellers have more room to say yes to that request while keeping more of their equity.
What it costs to sell your North Las Vegas home with us
Our listing fee is 1% of the sale price, with full service and no long-term contract. On a $465,000 home, our median North Las Vegas sale this year, that’s $4,650.
The 1% covers our representation of you, the seller. Compensation for the buyer’s agent is separate and negotiable, and we’ll walk you through your options before you list.
A lower listing fee also gives you flexibility. You can offer a buyer help with closing costs, price more competitively, or simply keep more of your equity. Learn more about The Rob Morganti Group.
